Tile & Grout Cleaning
Professional tile and grout cleaning for kitchens, bathrooms, entryways, and more. Honest about what cleaning can and can't fix.
Honest About Results
Tile and grout cleaning removes surface buildup, grime, and soil. Most regularly maintained tile will look noticeably cleaner. But there are limits — and Ben will tell you what those limits are for your specific floor before starting.
Results depend on tile type, grout condition, how long soil has built up, previous sealer applications, and whether discoloration is cosmetic or structural. Ben doesn't guarantee color changes or full restoration — just professional cleaning with honest expectations.
What cleaning typically helps with
- ✓Surface dirt, grease, and everyday grime
- ✓Built-up soil in grout lines
- ✓Noticeably darker grout from regular use
- ✓Kitchen and bathroom tile floors
What may not change
- ✗Permanent staining or discoloration
- ✗Grout that is cracked, damaged, or deteriorating
- ✗Hard water mineral deposits that have calcified
- ✗Grout color variation from prior sealers
The Process
Pre-inspection
Ben looks at the tile type, grout condition, and overall state of the floor. He'll tell you what to expect before committing to any work.
Pre-treatment
A cleaning solution is applied to the tile and grout to break up surface soil and loosen embedded grime.
Hot water extraction
Using a tile cleaning tool connected to the truck-mounted system — same heat and suction as carpet cleaning. The grime is flushed out and extracted.
Review
Ben walks the area with you at the end. If an area didn't clean up as expected, he'll point it out rather than hope you don't notice.
Frequently Asked Questions
What does tile and grout cleaning actually do?
Professional cleaning removes surface soil, grime, and buildup from tile and grout lines using hot water and strong suction. It won't change the tile color or permanently alter stained grout.
Can you make old grout look new again?
Sometimes yes, sometimes no — it depends entirely on the condition of the grout. Surface soil and everyday buildup usually clean up noticeably. Discoloration from hard water, previous sealers, or deep staining may be permanent. Ben will give you an honest read before starting.
What types of tile do you clean?
Ceramic, porcelain, and similar common tile. Natural stone (travertine, marble, slate) requires specialized handling — ask before booking.
How is tile and grout cleaning priced?
It's quoted separately from carpet cleaning, based on the area size and general condition. Call or send photos for a ballpark estimate.
Does the tile stay wet after cleaning?
The surface will be damp immediately after cleaning. Most tile floors are safe to walk on in an hour or two, depending on ventilation. Grout takes longer to fully dry.
Do you seal the grout afterward?
Grout sealing is not currently included in the cleaning service but can be discussed. Ask Ben when you call.
